Founding Studio & Creative Workspace Opportunity
Octagon is developing a new creative studio building at Clyston Street, Clapham SW8, designed for music producers, composers and creative businesses.
Clapham / Nine Elms location shown below close to several Tube/Mainline stations, on major bus route and Clapham Common/ Old Town nearby for fantastic pubs and restaurants.
We are inviting a limited number of Founding Tenants to secure studios before completion.
Early tenants will have the opportunity to configure studio size, layout and finishes, allowing us to build a workspace tailored to their production needs.
Studios will be offered at standard market rents (approximately £10 per ft² per month i.e £700pcm for a 70sqft which is around where our studios start) with 1+ year leases.

The ClAPHAM Building
The building provides approximately 450 m² of creative workspace across two floors.
The concept is to create a professional environment for music production and creative businesses, combining:
• private music studios
• creative offices with natural light
• shared kitchen and breakout areas
• secure 24/7 access with gigabit WiFi
The layout is designed to support both individual producers and larger production teams.
Studios can also be combined to create larger production suites.
Founding Tenant Opportunity
A limited number of early tenants will have the opportunity to secure studios before construction is completed.
Founding tenants can collaborate with us on elements such as:
• studio size and layout
• combining multiple rooms
• acoustic treatment preferences
• finishes and colours
• connectivity and cabling requirements
This allows tenants to create a custom-built production studio or creative workspace while paying standard studio market rents.
Example Interior Space
The ground floor space provides a large open area which will be configured into a series of private studios with acoustic isolation.
Studios will be designed to support:
• music production
• mixing and mastering
• podcast production
• sound design
Studio Areas

Typical studio sizes are expected to range between:
8 m² – 20 m²
Studios can also be combined to create larger production suites for creative businesses or collaborative teams.
Creative Offices
Areas with natural light will be configured as creative offices or production suites.
These spaces are ideal for:
• production companies
• podcast networks
• creative agencies
• music businesses
Offices can also be combined with studios to create integrated production workspaces.
Building Layout
The building will provide approximately:
• 50% music studio space
• 30% creative offices
• 20% shared facilities
Shared areas will include:
• kitchen
• breakout / common area
• WC facilities

Commercial Terms
Studios are expected to be offered at approximately:
£10 per ft² per month e.g. £700pcm for 70ft² or £1000pcm for 100ft².
Typical lease structure:
• 1+ year leases
• 1+ months deposit
Early tenants will be able to secure preferred spaces before construction completion. Lease length and deposit to be assessed on an individual basis to ensure the Founder members have the security they desire.
Octagon Studios
Octagon provides dedicated long‑term studios for music producers and creative professionals.
Unlike hourly rehearsal studios, Octagon spaces are designed as permanent production workspaces where tenants can build and grow their creative work.

• Earlsfield

VAT, Business Rates & Insurance
Business Rates
We will apply for Small Business Rate Relief on your behalf where applicable. If a tenant does not qualify, they will be responsible for paying any business rates due.
VAT
We do not charge VAT on any rentals as the building is not opted in for VAT.
Insurance
Building insurance is provided by us. Tenants are responsible for arranging their own contents insurance to cover equipment and personal belongings.
Technical Support
Technical support is provided free of charge for any services installed or supplied by us.
